Energy audit of buildings and constructions - BALTECH

Once in Russia was adopted the Federal law №261 about the necessity of economical use of energy resources, a number of structures (a list) requires mandatory energy audit and other items - energy audits on a voluntary basis.

Energy audits of buildings and structures is not required for:

• Religious buildings;

• Objects, which are objects of cultural heritage;

• Private houses with a low (up to three) storeys;

• Buildings with an area not exceeding 50 m2.

All new buildings before commissioning must undergo an energy audit to get an energy certificate. Objective of energy audit is the reduction of owners of premises operating costs.

From the energy audit of industrial/utilities inspection of buildings is a little different. In both cases, summing the energy resources used more or less effectively. However, industry resources are consumed to manufacture products in buildings to ensure the life of residents. When energy audit of the building should be noted as separate procedures, energy audits:

• Electrical networks;

• Heat networks;

• Other energy supply systems of the building.

The price survey of each procedure and the sum total of an energy audit.

House energy audit is divided into the following stages:

• Planning. This is a preparatory stage, to determine the challenges ahead and create a program of implementation of energy audit;

• Collect information;

• Systematization of the obtained information and the analysis of the overall system;

Recording the received data in the document;

• Evaluation of experts and approval of results of completed energy surveys.

The planning phase allows the auditor to collect technical information about the state of the object. The basis of these data can be information about the actual consumption of energy or information from the previous energy audit. Developed terms of reference and contract. The result of the preparatory stage, the programme of energy audits with the scope of the planned works, their execution time and order of the survey.

Gathering information on the status of energy consumption is based on annual consumption of energy resources and their distribution. Undertake two periods: previous, current.

Making the balance of resource consumption, identify capacity shortages and produce a preliminary assessment of the potential reduction in resources with great potential for savings.

Receiving data of each object and examining the General energy balance, the results are recorded in a report, and the building receives an energy certificate.

The report focuses on the administrative part, which manages the housing stock. Therefore it is not recommended to overload the power passport of the technical terms. Should:

• To assess the overall actual condition of the building;

• Assess the effectiveness of energy consumption;

• To discover the causes of irrational consumption of resources.

• Specify the deficiencies in their accounting.

One copy of the energy performance delivered to the customer (this may be the home owner or the person responsible for the operation of the building), the other goes to the SRO.

To order an energy audit of structures and buildings in the company Baltech. It will carry out our Department of Technical Service (OTS), which was accredited as a laboratory for thermography and thermal diagnostics (got the certificate in July 2016).
